Purchase of real estate for foreign nationals

Citizens of the EU and the Swiss Confederation
If you are a citizen or a legal entity from a Member State of the European Union, you acquire the right of ownership of real estate in the Republic of Croatia under the same conditions that apply to the acquisition of ownership rights by citizens of the Republic of Croatia and legal entities based in the Republic of Croatia, with the exception of real estate in exempted zones/agricultural land defined by a special law, and you do not need the consent of the Minister of Justice to acquire ownership rights.

If you are a citizen of the Swiss Confederation, you acquire the right of ownership of real estate in the Republic of Croatia under the same conditions that apply to the acquisition of ownership rights by citizens of the Republic of Croatia and legal entities based in the Republic of Croatia, with the exception of real estate in exempted zones/agricultural land defined by a special law, and you do not need the consent of the Minister of Justice to acquire ownership rights.in the Republic of Croatia, except for real estate in the consent of the Minister of Justice. However, when submitting an application for registration of ownership to the competent land registry court, you should enclose with other documentation a confirmation of the application for temporary residence.

UK citizens
If you are a citizen or legal entity from the United Kingdom of Great Britain and Northern Ireland in the transitional period from 1 February 2020 to 31 December 2020, you acquire the right of ownership of real estate in the Republic of Croatia under the same conditions that apply to the acquisition of ownership rights by citizens of the Republic of Croatia and legal entities based in the Republic of Croatia, with the exception of real estate in exempted zones/agricultural land defined by a special law, and you do not need the consent of the Minister of Justice to acquire ownership rights, as the UK ceased to be a member of the European Union on 01 February 2020 with the Agreement on the withdrawal of the United Kingdom of Great Britain and Northern Ireland from the European Union and the European Atomic Energy Community, after which a transitional period lasting until 31 December 2020 commenced.

Non-EU foreign citizens
Giving consent for the acquisition of ownership of real estate in the Republic of Croatia by foreign persons is decided in administrative proceedings at the request of the foreign person who intends to acquire ownership of a certain property or a person who intends to alienate that property, if you are a citizen of a state with reciprocity for the acquisition of ownership of real estate in the Republic of Croatia.
